  • How long is the lease?
    The length of the lease normally runs for 12 months from 1st of May to 30th of April or from 1st Sept to 31th August. Please enquire for details.
  • What do you expect from your tenants?
    We expect that tenants would repect each other's right and support each other to make staying in the house a happy experience. Keeping the common areas in a clean and hygienic conditions are the share responsibilities of all tenants. In addition to taking the garbage out for collection, tenants are also responsible for grass cutting (both front and backyard) and snow/ice removal (both walkway and driveway). In addition tenants are also expected to change burnt light bulbs and unclogging drains. We also ask all tenants to observe all city by-laws, in particular excessive noise generated and parking along the street. We expect the tenants to take good care of the equipment and furniture provided. In case there is anything not functioning properly, please report that to me.
  • Is there any other house rules?
    1. no smoking/vaping anywhere, inside your room and in all common area inside or outside of the house 2. no partying 3. no pet 4. no room sharing 5. no drilling of holes in any wall 6. no moving of furniture outside of your room without prior consent from landlord
  • When can I move in?
    We ask all tenants to move out before 6pm on the last day of the lease which is typically the last day of a calendar month so that you can move in on the 1st day of the lease. Note that we may need to have a few days to do some cleaning and routine maintenance inside your room and in common area after the beginning of each lease term.   • What should tenants be aware of before moving out at the end of the term?
    You need to move out of the property before 6 pm on the last day of the term. Of course you can elect to move out earlier. We would appreciate your help in letting us know your plan beforehand. That would allow us time to make plans to get the house ready for the next tenants. To help us improve our service please fill in a brief survey at https://www.yourstudentrental.com/outgo-tenant-survey If you have brought in your furniture or equipment, you will need to take them with you. Please remember to remove all your belongs in the common area as well, e.g. items in fridge, freezer, kitchen cabinet, washroom and garage. Any personal belongings left behind would be disposed of and any fees involved would remain your responsibility and would be charged to you. Furniture and equipment provided by us remain the properties of ours. They should be cleaned and leave in the same conditions as they were before the commencement of the lease, normal wear and tear excepted. If any furniture and equipment are missing or damaged, the replacement cost would be charged to you. Your bedrooms and all common areas should be cleaned before moving out. Please leave you key on the desk and lock the door behind you.
  • How do I get a tax receipt?
    Tax receipt are issued between 1st Feb and 30th April each year. Please send an email to account@yourstudentrental.com
  • Can I sublet my room and what is required?
    Yes. You can sublet your room but only in period when you are not staying in the house. Note that before you enter into any form of sublet agreement, you need to get written consent from the landlord. The following serves as a guide on the process and is subject to change without notice. You are advised to check with the landlord for the latest requirements. 1) All our rental units are only rented to current full time students studying in Trent University, Fleming College or Seneca College. The sub-tenant must also fulfill this requirement. 2) Send the following information to yourstudentrental@bell.net a) the sublet agreement b) the start date and the end date of the sublet c) rent that you intend to charge the sub-tenant d) a copy of government issued photo ID of the sub-tenant, e.g. driver license, passport e) proof of enrolment from one of the educational institutes as listed in 1) above f) contact information of the sub-tenant: email, phone number and permanent address 3) E-transfer $100 administration fee to yourstudentrental@bell.net. The fee is not refundable even when the application is not accepted. However, no more than one administration fee will be charged per period of subletting. e.g. if you apply to sublet from April to August and the first application is not accepted, there will not be further administration fee for another application of the same period. 4) I will respond in 7 days after receiving all of the above information and the required administration fee. Note: a) The rent that you charge the sub-tenant cannot be more than I charged you as stated in our lease agreement b) The tenancy agreement and the landlord-tenant relationship do not change as a result of the subletting. That means, you (not the sub-tenant) will continue to pay rent to me on or before the 1st day of each month and you will continue to be liable for any damage to the property by the sub-tenant. c) The guarantor agreement that forms part of the tenancy agreement also remains unchanged.
